This is ideal for people selling property or renting their houses to holidaymakers, apartments and bed & breakfast accommodation, whether private individuals, businesses or agencies, who understand that very high quality images make all the difference in a crowded market.
As well as classic frontage or pool shots, I photograph interiors in such a way as the views through the windows are visible, rather than just white light or shot with curtains closed, as well as interesting details that give “flavour”. So many properties in Spain have wonderful views from their windows, often being one of the most attractive points, so it seems a shame to miss them out, just because of a lack of proerty photography expertise.
Tips to save money when hiring a property photographer.
Excellent property photography is all about preparation really. Whether I’m your photographer or it is someone else, our time is your money so it’s best to be organised.
The first thing to do is try and create a list of the “must have” shots. This will enable your photographer to get straight down to business and make the most of the available time.
Whether your property is for sale or for rent, please make sure that the following is taken care of prior to photography;
- All window blinds and curtains are open.
- All lights are switched on, making sure that any broken bulbs are replaced beforehand.
- No personal photos unless fixed to the wall.
- No towels or jackets hanging on doors.
- No litter trays, cat scratching posts or anything associated with pets can be on view.
- Try and clear all surfaces of anything other than perhaps a well positioned and colourful fruit bowl or a vase of flowers. White or yellow flowers tend to work best. (It should be noted that if you’re renting out rooms, for example in a Bed & Breakfast, don’t photograph flowers in the rooms, even plastic ones, as they will put off anyone with allergies.)
- Remove all bins.
- No wires should be visible from extension cables, phone chargers etc.
- All cleaning fluids, brushes, mops must be put away.
- All shampoo, toothpaste, shower gel and similar products should be hidden.
Toilets seats and lids should be down. - Garage doors should be closed.
- Cars should be removed from the driveway.
- Hoses should be coiled in the garden and put away tidily.
- All garden waste and tools should be hidden.
- All bikes and toys should be hidden other than fixed items like swings.
If you don’t have the storage space to keep things out of the way, perhaps you could use your car temporarily for the duration of the shoot or put everything into a bathroom once it has been photographed?
It’s important to remember that if you are selling your house, keeping it as clear as possible allows prospective buyers to project their own hopes and dreams on to it. While it still very well may be your home, removing your own personality as far as you can for the duration of the shoot will pay handsome financial dividends at the moment of selling.
